Best Housing Market for Buyers

WASHINGTON COUNTY, MD- The doors at Remax Achievers Realty have been busy lately, and those who work there say they don't expect business to slow down anytime soon.

"Right now we have 663 active homes for sale there's 212 under contract," says Steve Powell, owner and realtor at Remax Achievers Realty.

Experts say they haven't seen this kind of activity in the housing market in five years. They say some of the reasons for this are the strong job growth and low foreclosure rates.

"The past year has been a buyers market," says Powell. "The number of houses on the market were a lot greater than it typically is because houses weren't selling as fast, interest rates were good but pricing was down."

Real estate agents are hoping to put up more of these signs throughout 2013, as they expect the housing market to continue to improve.

"I would say we're going into a good housing market now," says Powell. "The number of active buyers is increasing, our inventory is low which will help our sellers because of supply and demand less houses more buyers hopefully the prices will go up."

But it's not all good news. Experts say it's a buyers market, not a sellers market.

"It hasn't been a great market for the sellers because of pricing," says Powell. "Pricing was consistently dropping for the last four years so if you had to sell your house you're actually taking the market value which is much lower."

Experts say the housing market is transitioning to a standard market, in which it's even between buyers and sellers.

Experts say house sales in Washington County usually spike after the holidays.

what a crock! It's going to take at least ten years for real estate prices to rebound. No one wants to move out to this god forsaken stink hole. You can't even get market value downtown.
